African Reinsurance Corporation has put seven of the 11 floors in its newly completed Abuja headquarters on the leasing market, appointing Ora Egbunike & Associates to manage 5,147 square metres of Grade A office space in the Central Business District.
African Reinsurance Corporation (Africa Re) has opened seven floors of its newly completed 11-storey headquarters building in Abuja's Central Business District for leasing, while retaining the property as its long-term corporate headquarters. The premium Grade A office development sits on Ralph Shodeinde Street, sharing boundaries with the new AfreximBank African Trade Centre and the Federal Ministry of Finance headquarters.
The corporation has appointed estate surveyors and property managers Ora Egbunike & Associates (OEA) to manage the building and its letting programme. According to OEA Managing Partner Cyprian Nnadozie Konkwo, the leasable floors are configured as flexible open-plan spaces across two wings, ranging from 200 to 373 square metres per floor for a total lettable area of 5,147 square metres.
Konkwo said the building combines location, energy management and professional facilities management, and that rentals were set using comparable market evidence rather than a premium-alone pricing strategy. Target occupiers include banks, international organisations and development institutions, technology companies, oil and gas firms, multinationals, consultancies and corporates. He added that leasing activity has picked up since commissioning, with prospective tenants submitting enquiries and Letters of Intent.
Sustainability features include a rooftop solar installation of about 250 kVA working alongside grid supply from the Abuja Electricity Distribution Company and backup generators, plus LEED-compliant green building elements and Building Information Modelling systems for operations and asset management. The building also offers six high-speed lifts, central air conditioning, multi-level parking, electric vehicle charging points, a gymnasium, a fourth-floor restaurant and a ground-floor creche.
The leasing launch adds new supply to Abuja's Grade A office segment at a time when demand is concentrated around government institutions, regulators and corporate consolidations in the Central Business District. Africa Re will continue to occupy the remaining floors, with the building designed to support its own operations over the long term.
